The LIHTC is many things:

1. Efficient
2. Successful
3. Sorely needed
4. Home for nearly 6.5 million low-income families nationwide

In the Georgia LIHTC program, the following numbers of residential units were approved for construction or renovation since 2010:

2010: 2,124
2011: 2,145
2012: 1,976
2013: 2,312
2014: 2,292
2015: 2,572
2016: 2,621
2017: 2,211
2018: 2,233
2019: 2,241

These properties are located in urban, suburban, and rural areas in all regions of the state. They are also a mix of newly constructed properties, renovated properties, and adaptive reuse properties. Each of these properties has earned (or is in the process of earning) a green building certification focusing on energy efficiency and sustainability.


The existence of these properties truly makes a difference for tens of thousands of Georgia families. Race does not matter. Age does not matter. These apartment (and some single family house) affordable income communities make the difference between having a safe place or not having a safe place to live for many of these families. The commitments developers and owners make to care for and maintain these communities as well as to care for their residents is often beyond measure.

Since beginning my work with LIHTC multifamily housing in 2010, I have been a part of the EarthCraft Multifamily certification program. Between 2012 and 2019, Synergy has had the privilege of being a part of the certification of 70 properties and almost 5,000 units. Project contracts indicate that by the end of 2022, we will top 100 certified projects with over 7,000 units. At Synergy Custom Services, we are helping improve lives one project at a time.
