Plantation IV, situated at 201 Casey Drive in Richmond Hill, Georgia, underwent a complete renovation, including an expanded community center and manager's office. Work commenced in November 2012, with a projected completion date of August 2013.

The developer for the project was Prestwick Development. The general contractor was Prestwick Construction. Architectural services were provided by Studio 8 Design Architects
The project encountered numerous challenges such as remediation for water and termite damage in several buildings.
Both one and two-bedroom units underwent significant floor plan changes to provide more functionality and additional closet space. For one-bedroom units, the bathroom was relocated to a central location easily accessible to guests and residents instead of being accessible only through the bedroom.
During the initial inspection, inadequate insulation was identified in both the walls and attic areas, with most heat pump systems functioning poorly. However, after the renovation, the apartments boasted well-functioning heat pumps, ENERGY STAR® refrigerators and dishwashers, and high-efficiency windows. Final test results indicated that tenants should expect a 40-50% improvement in their utility costs on average.
Plantation IV scored 139 points in the EarthCraft Multifamily Renovation Program, with a strong emphasis on energy efficiency, ventilation, and indoor water conservation. The renovation project was the first significant improvement since the community's construction in 1990 and is within walking distance from Richmond Hill High School.
During the renovation, the project team witnessed firsthand the positive impact of their work, as a tenant struggling to pay $300 per month on Georgia Power bills in an 850 square foot apartment received a bill below $100 after the renovation and could keep her apartment at a comfortable 75 degrees during the summer.
During the project, Synergy provided EarthCraft Technical advisory, inspection, and testing services exclusively and had no other role in the project.
