St. Andrews Court

St. Andrews Court is a new construction senior (55+) apartment community to be located, in Byron, Georgia. St. Andrews Court will provide a total of 80 residential units. Construction is projected to be completed by December 2020.

This apartment community will help meet the need in the Byron/Warner Robins area for high quality affordable senior housing. With a mix of 1- and 2-bedroom apartment homes, St. Andrews Court will offer wonderful apartment options for the area.

This property is developed by: The Potemkin Magita Group. Architectural services are provided by Wallace Architects of Columbia, Missouri. Potemkin-Magita Construction is providing the General Contractor services.

As part of the development agreement, St. Andrews Court is seeking certification under the EarthCraft Multifamily program. This “green building” program was developed in the Southeast for the specific needs of this region. As a result of being part of this program, St. Andrews Court will prove superior to any properties that are constructed to the standard building code.

Pre-Drywall Inspections began in November, 2019. Construction and inspections are expected to continue for approximately nine months depending on weather conditions. Upon completion of construction, an extensive series of inspections and testing will take place to assure that all criteria for the EarthCraft Multifamily certification have been met. Once completed, the final certification application will be submitted to the EarthCraft Multifamily certification team for review.

On Thursday, February 13th, Synergy visited the site to provide an Air Seal Inspection and HVAC rough-in duct testing. At this inspection, it was clear that the air seal team had been very aggressive in assuring that air leaks were held to a minimum. This helps in reduction of energy costs when running the heat or air conditioning systems. Just as importantly, this work helps assure a clean indoor air quailty since the fresh air will be filtered air.

Each apartment unit is expected, at minimum, to offer the following:

Spacious layout that is comfortable and attractive
Energy efficient heat pumps and water heaters
Ceiling fans in the living room and bedrooms
ENERGY STAR® appliances
High efficiency ENERGY STAR Qualified windows

Plans are for the community to offer:

A community center with meeting area and kitchen
A computer library
A fitness center
A wellness center that is staffed with medical professionals
Gazebos

Synergy Custom Services’ only role at St. Andrews Court will be to provide EarthCraft Technical Advisory, inspection, and testing services. We will have no other role at this project.
