The Woodlands Apartments

The Woodlands Apartments is an 80 unit general family apartment community currently under construction in Albany, Georgia. This new community will help meet the local need in Albany and Dougherty County, Georgia for affordable housing. The Woodlands will provide 1-, 2-, and 3-bedroom apartment homes.

The development team is led by DHM Developer, Inc.

The architectural services have been provided my McKean and Associates of Montgomery, Alabama.

Construction services are led by Olympia Construction of Albertville, Alabama.

As part of the development agreement, The Woodlands Apartments is seeking the Platinum Certification under the EarthCraft Multifamily program. This certification also guarantees that The Woodlands will earn the ENERGY STAR® Qualification for Multifamily. For the tenants, it will mean affordable utilities and comfort.

Pre-Drywall Inspections began in October, 2019. Construction and inspections are expected to continue through the end of the summer depending on weather conditions. Upon completion of construction, an extensive series of inspections and testing will take place to assure that all criteria for the EarthCraft Multifamily Platinum certification have been met. Once completed, the final certification application will be submitted to the EarthCraft Multifamily certification team for review.

Each apartment unit is expected, at minimum, to offer the following:

Spacious layout that is comfortable and attractive
Energy efficient heat pumps and water heaters
ENERGY STAR ceiling fans in the living room and bedrooms
ENERGY STAR appliances
High efficiency ENERGY STAR Qualified windows

Plans are for the community to offer:

A community center with meeting area and kitchen
A computer library
A fitness center
Gazebos

Synergy's only role at The Woodlands Apartments will be to provide EarthCraft Technical Advisory, inspection, and testing services. We will have no other role at this project.

On my first visit to the site, there were battles with mud and getting material to the right place on site, but the teams were working it.

This photo was taken about 5 months after my first visit to the site. The mud and water have been constant battles, but the construction teams have kept moving forward.

At this inspection, Buidling 4 had all the exterior siding in place except the siding for the breezeways.

The exterior band areas between the floors were insulated and sealed with spray foam.

High quality R-15 insulation was used to help insure comfort all year around.

I was pointing out missing blocking that was needed to make sure that insulation doesn't spill over the porch or get blown back from wind wash.
