The Cotton Mill Lofts project is a prime example of sustainable and adaptive reuse. The original building dates back to the late 1800s and was designed to be a cotton mill. Synergy's second project, Cotton Mill Lofts qualified for incentives under the Georgia Power Earthcents Home Energy Improvement Program and was certified under the EarthCraft Multifamily Renovation program.
The project received the 2013 EarthCraft Award of Environmental Excellence, recognizing its sustainable features and energy-efficient design. By reusing the existing building, the project reduced waste and preserved the history of the area.
Residents of Cotton Mill Lofts enjoy a unique living experience with spacious apartments that feature high ceilings and large windows. The property boasts amenities such as a fitness center, swimming pool, and outdoor grilling area.
The project achieved impressive energy savings compared to standard construction, thanks to features such as high-efficiency HVAC systems and appliances, as well as weatherization improvements.
The Cotton Mill Lofts project in Hawkinsville, funded partially by the HOPE VI Main Street program, aimed to expand affordable housing in rural communities' historic downtown areas. The project was part of a broader effort by the city to revitalize their downtown.
Cotton Mill Lofts is owned and operated by Landmark Property Management Company of Winston-Salem, North Carolina. The general contractor for this project was Rehab Builders of Winston-Salem, North Carolina. They specialize in adaptive reuse projects.
Synergy joined the affordable general family housing portion of the project during the EarthCraft-related phases of construction. When first entering the building, Synergy was apprehensive about the condition of the building and the ability of the owner and contractor to meet their goals. However, both fears proved to be unfounded, as they met or exceeded each of their goals. These included retaining as much of the building's original character as possible, repairing its sub-structures, and converting it into 32 apartments of various styles under one structure. Additionally, the project included 11 market-rate housing units and a Community Market.
Thanks to the Georgia Power Earthcents Home Energy Improvement Program, improvements and test results indicated that tenants of the Cotton Mill Lofts could save up to 45% on their energy bills compared to apartments constructed to current building and energy codes. The project achieved both energy efficiency and aesthetic beauty.

Synergy's only involvement in the Cotton Mill Lofts project was to provide technical advisory, inspection, and testing services for EarthCraft.
